Demolishing the existing filing station/function room/public house on the site and all associated structures. The existing underground tanks will be decommissioned. The proposed replacement development is for a new modern service station/public house/function facility comprising of a two-story retail building with retail area (net 100sq.m including off licence), 4 no. food/beverage offers (one with drive thru hatches) licensed bar, function room, communal seating area and back of house area including kitchen, stores, public toilets, and ancillary staff and operational rooms.
